Booking & Payment

How do I pay?+
We use Stripe for all payments - the same platform used by Amazon, Google, and Booking.com. Credit or debit card. Bank transfer (SEPA) available for bookings 30+ days out.
Is my payment secure?+
Yes. All payments are processed through Stripe with full encryption. You’ll receive an immediate confirmation email with your booking details and receipt.
What’s the cancellation policy?+
It depends on your rate. Flexible = refundable up to 7 days before check-in. Semiflex = refundable up to 30 days. Non-Refundable, Weekly Special, Monthly Special = no cancellation. Full terms are shown before you pay.
Is there a damage deposit?+
€500 hold on your card before arrival. It’s not a charge - it’s released automatically after checkout if there’s no damage. Like a hotel incidentals hold.

The Property

Are you a real company?+
Yes. Managed by Malaga Living Rentals S.L. (VAT: ES B19839786). All villas are licensed with the Junta de Andalucía. Licence numbers are in the footer.
How many villas are there?+
Five individual villas in three configurations: Mirador (7 bedrooms, sleeps 12+4) × 2 villas, Vista (5 bedrooms, sleeps 10+4) × 1 villa, Panorámica (5 bedrooms, sleeps 10+3) × 2 villas. Each has its own private saltwater pool.
Is there air conditioning?+
Yes. All villas have full air conditioning throughout.
Is there parking?+
Free private parking at every villa. Secure underground car park.
Are pets allowed?+
Sorry, pets are not allowed at the property.
Is the area safe?+
Pinares de San Antón is a quiet, upscale residential neighbourhood. Safe and well-lit. The full address is sent with your booking confirmation.

Arrival & Stay

What time is check-in?+
Check-in from 4pm. Check-out by 10am.
Can I get early check-in or late check-out?+
Available subject to availability. Let us know your arrival time and we’ll try to accommodate.
Is daily cleaning available?+
Yes, available as an add-on. Select during booking or request after.
Can you arrange airport transfers?+
Yes. Private transfers, private chefs, grocery delivery, and other concierge services are available. Just ask after booking.

Rates & Offer Types

What rate types do you offer?+
Six options: Non-Refundable (best price, no cancellation), Semiflex (cancel up to 30 days), Flexible (cancel up to 7 days), Weekly Special (7+ nights), Monthly Special (28+ nights), Last Minute Deal (seasonal). Full terms shown before you pay.
Which rate should I choose?+
Plans firm? Non-Refundable for the best price. Need flexibility? Semiflex (30 days) or Flexible (7 days). Staying a week or more? Weekly/Monthly Specials for savings.
What’s the Last Minute Deal?+
Seasonal offers for stays booked close to check-in date. When available, some of our best rates - keep an eye on the booking page.
Is there a group discount?+
Yes. Book 2+ villas for a combined rate. Full estate (5 villas, 29 bedrooms)? Contact us for estate pricing.
Can DIRECT10 be combined with other offers?+
DIRECT10 applies to all standard rates. It can’t be combined with other promo codes, but it does apply on top of Weekly and Monthly Special pricing.
Do prices include VAT?+
Yes. All prices shown are inclusive of VAT. Malaga Living Rentals S.L. (VAT: ES B19839786).

Do I still earn credit card points?+
Yes. Stripe processes the full booking value, so it counts towards your rewards, cashback, or air miles.
Can I split the payment across multiple cards?+
Yes - direct bookings can be split across multiple cards. Great for groups. Not available through OTAs. Bank transfer also works.
What else do I get by booking direct?+
Priority responses, concierge services, flexible check-in/out when available, and a direct line to us - not a contact form.
